A running toilet is a water bill you can hear
A toilet that refills by itself every few minutes is leaking continuously past the flapper. It is one of the cheapest things in a house to fix and one of the most expensive to ignore, because it runs twenty-four hours a day and nothing about it looks like an emergency.
Most of the time it is a worn flapper, a fill valve that has stopped sealing, or a float set wrong. That is a short job. Occasionally it is the flush valve or the tank-to-bowl seal, which is longer but still worth doing on a toilet that is otherwise fine.
Repairs
Running toilets, flappers, fill and flush valves, handles, weak or double flushing, tank leaks and the seal between tank and bowl.
Rocking or leaking at the base
Usually a failed wax ring or loose closet bolts. Worth doing promptly, because water working under the flange will rot the subfloor and turn a small job into a floor repair.
Full replacement
Old unit out and away, flange and floor checked while it is open, new toilet set on a fresh seal, shut-off and supply line replaced if they are tired.
What we check first in an older house
The shut-off valve. In homes built before about 1970, supply lines may still be galvanized, and those valves often have not been turned in decades. A valve that will not close, or that weeps once it has been moved, turns a simple swap into a different job.
We check it before we start and tell you what we find. Replacing a tired shut-off and supply line while we are already under there is cheap. Discovering it mid-job with the water off is not.
Where the work genuinely belongs to a licensed plumber, main drain lines and anything past the fixture shut-off, we will say so plainly rather than take it on.
Common questions
How do I stop a toilet from running?
Most often it is the flapper. Over time it hardens and stops sealing, so water trickles from tank to bowl and the fill valve keeps topping it up. Replacing a flapper or a fill valve is a short job. If it persists after that, the flush valve or the tank-to-bowl seal is the next thing to look at.
How much does toilet repair or replacement cost?
Most repairs fit inside our flat $85 service call, which covers the visit and the first hour. A full replacement takes longer and you get a written price first. Bear in mind that some cost sites publish figures like $75 for a toilet replacement, which is below an hour of labor anywhere in this market and is not realistic.
My toilet rocks slightly. Does that matter?
Yes. A rocking toilet breaks the wax seal underneath it, and then water works its way under the flange and into the subfloor. It is a small job now and a floor repair later, so it is worth dealing with promptly.
Do you supply the toilet or should I buy it?
Either. If you buy it, tell us the rough-in measurement from the wall to the closet bolts, usually 12 inches, so you get one that fits. If you would rather we sourced it, we will tell you the cost before purchasing.
Do you take the old toilet away?
Yes, the old unit and the packaging both go with us.
